What is Systems Validation?

You are probably familiar with the term commissioning, but did you know that there is a more cost-effective alternative to traditional commissioning? We call this process systems validation. Systems validation encompasses the foundation of commissioning but in a more customized, streamlined process.

Systems validation can be an effective way to ensure your building’s systems function properly while also combating the challenges associated with accelerated construction schedules and tight budgets. While traditional commissioning involves many steps, including an extensive documentation process, systems validation involves an abbreviated scope and testing procedures as well as a condensed final commissioning report aimed at focusing only on your facility’s primary needs. Our process for system validation typically involves the following key steps:

  • Maintaining an itemized log of deficiencies and resolutions
  • Reviewing contractor submittals for commissioned systems
  • Conducting site inspections during construction
  • Verifying installation and performance of systems
  • Developing and executing functional performance tests for existing systems.

System validation can be performed on all building types and sizes; however, we have found that small facilities benefit the most because of the lack of attention typically paid to the MEP systems in smaller buildings. Systems validation can also be performed on existing buildings to improve comfort and energy efficiency via a process called retro-system validation.

Our experience indicates that a successful systems validation project comes at a fraction of the cost of a traditional building commissioning project, but still achieves the same end goal. The difference is that systems validation minimizes the duplication of information already covered in other construction documents, thus saving time, money and paper. In the end, all of the reams of paper in the world will not deliver a complete or functioning HVAC system.
